About Van Nuys homes

Van Nuys is one of the hottest parts of our service area: the airport weather station there averages about 50 days a year at 95°F or more. Housing is a mix of 1950s and 1960s ranch homes and apartment buildings, and summer AC failures from worn capacitors and dirty coils keep us busy from May to October.

Van Nuys grew fast after World War II, and its housing still reflects that. Most single-family streets are lined with one-story ranch homes from the late 1940s through the 1960s, often built on slabs with ducts in the attic. Lake Balboa, on the west side, has similar homes on slightly larger lots near the park. Apartment buildings from the 1960s to the 1980s fill much of the area along Sepulveda and Van Nuys boulevards, and many residents rent.

The mix of heat and age shows up in predictable ways. Attic ducts in these ranch homes sit in one of the hottest spaces in LA during summer, so leaks and thin insulation cost a lot of cooling. Original 60 to 100 amp panels limit upgrades. Many houses still use a gas furnace in the attic or a hallway closet, with the AC added later. In older apartments, tenants often rely on window or through-wall units and wall heaters. Near Van Nuys Airport, aircraft noise gives people one more reason to keep windows shut and run the AC.

The fixes that pay off here are duct sealing and insulation, right-sized replacements and heat pumps that use LADWP's rebate. For apartment owners, ductless heat pumps can replace wall heaters and window units unit by unit.

Many Van Nuys houses have a converted garage or a back unit, which usually runs on its own wall unit or mini-split. Large apartment complexes from the 1960s and 1970s often have rooftop package units or through-wall systems, which owners can replace in phases. Lake Balboa homes near the park have mature trees that shade roofs but drop leaves into condensers. Those units need their coils cleared more often.

We work across Van Nuys, including Lake Balboa, the area around Van Nuys Airport, the Van Nuys Civic Center.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Van Nuys permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Van Nuys addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
