Encino is 11.1 miles from our Burbank base. We serve it with same-day two-hour arrival windows rather than drop-everything dispatch.
Which utility serves Encino, and what rebates does it pay?
Los Angeles Department of Water and Power (LADWP). Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.
Who issues HVAC permits in Encino?
LA Department of Building and Safety (LADBS). About Encino homes
Encino has large single-family homes in the hills south of Ventura Boulevard and condos and older ranch houses to the north. Bigger homes mean multi-zone systems and two-story heat stratification, which we fix with zoning and duct changes rather than bigger equipment.
Encino divides at Ventura Boulevard. South of it, the Encino Hills hold large homes from the 1950s onward, and many lots have been rebuilt with much bigger houses in the last two decades. North of the boulevard, the flats have ranch homes from the 1940s through the 1960s, condos along Ventura and quieter streets toward the Sepulveda Basin. Pools, guest houses and two-story additions are common across both halves.
Large homes bring layered systems. A rebuilt hillside house may have three or four air handlers, zoning panels and long refrigerant runs to condensers placed far from the living areas. Upstairs bedrooms collect the heat that rises through open stairwells and double-height entries. On the flats, original ranch homes share the familiar Valley issues of attic ducts, side-yard condensers and undersized returns.
We treat comfort problems as airflow problems first. A static pressure test and a room-by-room airflow reading show where the air actually goes. When equipment does need replacing, we size each zone from a load calculation for the rooms it serves. On large lots we also plan for noise, since condensers often end up near pools and outdoor living areas.
Hillside homes south of the boulevard often face brush and open slopes, so fire-season ash reaches outdoor units there first. Condos along Ventura Boulevard usually have small closet air handlers and rooftop condensers managed by the HOA. Their owners face the same access and approval steps as in any building. On the flats, older ranch homes still have original attic ducts that benefit from sealing before any equipment change.
We work across Encino, including Encino Hills, the streets north of Ventura Boulevard.
Before you call: AC blowing warm air?
- Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
- Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
- Reset the breaker once If the AC breaker trips again, leave it off and call us.
LADWP rebates and Encino permits
Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.
Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.
Permits for Encino addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.
LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
