About Eagle Rock homes

Eagle Rock is a hilly LA neighborhood of 1920s to 1940s houses between Glendale and Highland Park. Many homes still heat with a gas wall furnace and cool with window units, so the most common project here is a first central or ductless system, often paired with an LADWP heat pump rebate.

Eagle Rock grew from the 1910s through the 1940s as a streetcar suburb in a hilly bowl between Glendale and Highland Park. Most homes are modest single-family houses from that era: Craftsman bungalows, 1920s and 1930s revival cottages and small post-war homes, many on sloped lots. The streets around Occidental College and the hillsides toward the 134 add larger houses and some mid-century homes. Apartments are concentrated along Colorado and Eagle Rock boulevards.

Houses this old were built for gas wall heat and open windows. Attics tend to be small, and crawl spaces under raised floors can be tight. On sloped lots, the side yard may be a narrow terrace or a set of steps, which limits where an outdoor unit can sit. Original wiring and small panels are common in homes that have not been rewired.

For a first cooling system, ductless heat pumps with a few indoor heads suit small houses and leave walls intact. Where a crawl space allows, a compact ducted system with floor registers is an option. An LADWP heat pump rebate often covers a real share of either. The window units can then come out, which frees the windows for light and air again.

Many Eagle Rock houses have been renovated in stages, with a kitchen or bath redone and the rest left original. Those projects are a good time to plan duct or line-set routes, while walls or floors are already open. Hillside homes facing west take strong afternoon sun through large windows, which a load calculation should count. Gas wall heaters that remain should get a safety check each fall, since many are decades old. Their vents and gas valves are the parts we look at first.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Eagle Rock permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Eagle Rock addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
