Which utility serves Northridge, and what rebates does it pay?
Los Angeles Department of Water and Power (LADWP). Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.
Who issues HVAC permits in Northridge?
LA Department of Building and Safety (LADBS). About Northridge homes
Northridge is mostly 1960s and 1970s single-family homes around CSU Northridge, many rebuilt or upgraded after the 1994 earthquake. Summers are long and hot, so AC repair and replacement are the bulk of our calls here.
Northridge is mostly one-story ranch homes from the 1950s through the 1970s, on generous lots and often with pools. Around CSU Northridge, there are apartments, condos and houses rented to students. Equipment replaced after the 1994 earthquake is now three decades old in houses that have not been updated since. Larger lots north of the campus give room for detached garages, back houses and bigger yards.
The housing is consistent, and so are its HVAC patterns. Attic ducts in ranch homes run through very hot attics in summer, and older flex duct sags, kinks and leaks. Furnaces sit in the attic, a hallway closet or the garage, with the AC condenser in a side yard. Houses converted for student rentals often have added bedrooms that the original system was never sized to reach. Pool equipment shares space with the condenser on many lots.
The improvements that help most are duct replacement or sealing, added returns for added bedrooms and right-sized equipment. Heat pumps fit well, since LADWP's rebate is large and the cooling season runs long. For rentals near campus, durable equipment and easy filter access keep service calls down.
Houses with detached garages or back houses often have a second, smaller system or a wall unit there. Long summers make attic insulation one of the cheapest upgrades, since attic heat reaches the ducts and the ceilings below. We check insulation depth on any visit that takes us into the attic. Rentals near campus also benefit from thermostats with locked ranges, which keep systems from running all day at the lowest setting. Two-story homes are rare here, so most comfort problems come from ducts rather than floors.
Before you call: AC blowing warm air?
- Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
- Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
- Reset the breaker once If the AC breaker trips again, leave it off and call us.
LADWP rebates and Northridge permits
Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.
Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.
Permits for Northridge addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.
LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
