About Los Feliz homes

Los Feliz runs from apartment courts along Hillhurst and Vermont up to hillside homes below Griffith Park. Most residents rent, so we often work with building owners and managers, and hillside homes bring tricky access for outdoor units and line sets.

Los Feliz climbs from the flats along Hillhurst and Vermont avenues into the hills below Griffith Park. The flats are dense with 1920s and 1930s apartment buildings, bungalow courts and duplexes. Above Los Feliz Boulevard, hillside streets hold large 1920s revival homes and landmark modern houses such as Frank Lloyd Wright's Ennis House and Richard Neutra's Lovell Health House. Laughlin Park, a private enclave, has some of the area's oldest estates.

Most apartments here were built with wall heaters and no cooling, and many still rely on window units. Adding rooftop equipment to an older apartment building takes the owner's approval and sometimes a structural check, so ductless systems with small outdoor units are the usual path. Hillside homes have long driveways and stairs, outdoor space on terraces and plaster interiors worth protecting. Many of these houses were designed for cross-ventilation, not air conditioning.

We plan each job around those limits. For apartments and courts, we coordinate with owners and managers and keep outdoor units compact and quiet. Building managers can schedule several units on the same day, which keeps disruption down. For hillside homes, we route lines through closets and eaves, place condensers out of view and size equipment to the rooms that actually overheat.

Courtyard buildings from the 1920s and 1930s often have thick walls and small windows that stay cool longer than newer buildings. Top-floor units still overheat under flat roofs, and those are usually the first apartments to get cooling. Hillside homes near Griffith Park face brush-fire smoke in dry years, which is a reason to plan filtration with any new system. Some large revival homes have basements or crawl spaces that once held gravity furnaces. Those spaces can hold a modern air handler when the access is wide enough.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Los Feliz permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Los Feliz addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
