About Silver Lake homes

Silver Lake's hillside streets are full of 1920s to 1940s homes and modernist houses with flat roofs and big windows. Flat roofs leave little attic space, so rooftop package units and ductless systems are more common here than classic attic splits.

Silver Lake wraps around its reservoir on steep, winding streets. Housing ranges from 1920s and 1930s cottages and revival homes to an unusual concentration of mid-century modern houses, including work by Richard Neutra and Rudolph Schindler. Along Sunset Boulevard and Silver Lake Boulevard, apartments, courts and small-lot homes add density. Public stairways connect many hillside streets, and some houses are reached only on foot.

Steep lots and modern design set the limits. Flat-roofed houses have no attic for ducts or an air handler, glass walls take in afternoon sun, and cantilevered rooms sit over open space. Older cottages have tight crawl spaces and small electrical services. On stair-access lots, every piece of equipment has to be carried up by hand.

The systems that work best here are compact. They include ductless heat pumps, slim ducted units hidden in a closet or soffit, and rooftop units where the roof is built for them. For glass-heavy rooms, we size from a load calculation that counts each window. Outdoor units go where neighbors on the slope above or below will not hear them. Line sets on the outside of a modern house run in painted covers that match the walls.

Hillside homes above the reservoir get afternoon sun on west-facing glass, while houses on north slopes stay much cooler. That difference means two houses on the same street can need very different systems. Older cottages near Sunset often still have a gas wall heater, which a ductless heat pump can replace. Apartment courts in the flats tend to have shared walls and little exterior space for equipment.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Silver Lake permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Silver Lake addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
