About North Hollywood homes

North Hollywood borders Burbank, in the heart of the East Valley heat. It is a mix of 1950s and 1960s houses, duplexes and newer apartments around the NoHo Arts District, and most homes are on LADWP, which pays up to $2,500 per ton for qualifying heat pumps.

North Hollywood is one of the densest parts of the East Valley. Around the Arts District and the Metro station, newer apartment buildings stand next to 1950s courtyard complexes. Further out, the grid is lined with small one-story houses from the 1940s and 1950s, many split into duplexes or given a back unit. Valley Glen, on the east side, has quieter streets of similar post-war homes. Small-lot townhomes, three stories on a narrow footprint, have replaced many older houses since the 2000s.

Each type has a familiar HVAC pattern. The post-war houses often have an attic furnace, a condenser in a tight side yard and ducts that were never resized after an addition. Back units and garage conversions usually run on a wall unit or a mini-split of their own. Townhomes put the air handler in an attic or a top-floor closet, so the top floor overheats when ducts or insulation fall short. Older apartments rely on wall heaters and window units.

The common fixes are balancing ducts, adding a zone or a small system for the top floor, and replacing window units with ductless heads. On duplex lots we place equipment with the neighbors in mind, since the City of LA limits AC noise at the property line.

Courtyard apartment buildings from the 1950s often have one wall heater per unit and room for a small outdoor unit on the roof or a balcony. Owners converting those units usually start with the top floor, which gets the most heat. In the Arts District, newer buildings have central systems in each unit with condensers on the roof. Those systems mainly need filter changes, drain service and an occasional refrigerant check.

We work across North Hollywood, including the NoHo Arts District, Valley Glen, the Lankershim corridor.

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and North Hollywood permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for North Hollywood addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
