About Burbank homes
Burbank is home base: our trucks start here every morning. About half of the city's homes were built before 1960, so we work in a lot of original bungalows and post-war ranch homes with attic ductwork, small electrical panels and furnaces tucked into hallway closets. Burbank Water and Power runs its own rebate program, which makes Burbank one of the best places in LA to switch to a heat pump.
Most of Burbank was built in two waves. The first left 1920s and 1930s cottages on the streets around downtown. The second, much larger one filled the flats with small homes for aircraft and studio workers in the 1940s and 1950s. Many of those houses sit on raised foundations, and their original heat was a floor furnace in the crawl space or a gas wall heater in the hallway. Central air arrived later, usually as an attic furnace with ducts laid across the ceiling joists and a condenser squeezed into the side yard.
That history explains most problems we expect to find. Ducts added decades ago tend to have crushed runs, loose joints and thin insulation, so back bedrooms stay hot while the living room is fine. Many houses still have 100-amp panels, which limits what can be added without an upgrade. Above Glenoaks Boulevard, hillside homes from the 1950s and 1960s take more afternoon sun, and condensers on terraces catch leaves and ash from the Verdugo Mountains. In the Rancho, horse lots put hay dust and fine dirt into outdoor coils.
The fixes are rarely exotic. We seal and resize ducts before suggesting a bigger unit, replace floor and wall furnaces with ducted or ductless heat pumps where the layout allows, and look at the panel on the first visit.
We work across Burbank, including Magnolia Park, the Rancho Equestrian District, Burbank Hills, the Media District, Downtown Burbank.
Before you call: AC blowing warm air?
- Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
- Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
- Reset the breaker once If the AC breaker trips again, leave it off and call us.
BWP rebates and Burbank permits
$1,000 per ton, up to $5,000, when a ducted or ductless heat pump replaces a gas heating system.
An extra $750 when an electrical panel upgrade is installed together with the heat pump.
Permits for Burbank addresses: City of Burbank Building and Safety. California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.
