About HVAC service in Santa Monica

About Santa Monica homes

Santa Monica stays cooler than anywhere else we serve because of the ocean, and many older homes were built without air conditioning at all. When a heat wave does reach the coast, the calls are for first-time AC or ductless units in homes with no ductwork. Salt air also corrodes outdoor coils faster here.

Santa Monica's housing is mostly older and mostly rented. Apartment buildings from the 1950s to the 1980s line much of the city, and many are under rent control. Ocean Park has early 1900s beach cottages and Craftsman houses, and Sunset Park has post-war homes near the airport. North of Montana has large houses on wide streets, many of them rebuilt. Most older homes were built with a wall or floor furnace and no air conditioning at all.

The ocean changes what goes wrong. Salt air corrodes outdoor coils, fan motors and electrical connections much faster than inland. Fins on a coil a few blocks from the beach can flake away while the rest of the unit still looks fine. Fog and damp air make return ducts and crawl spaces musty when ventilation is poor. Many houses now add cooling for the hotter late-summer weeks, and the question is how to do it without ducts.

The usual answers are ductless heat pumps with coated coils, small ducted units in crawl spaces where floors are raised, and equipment placed out of the direct ocean wind. In apartment buildings, owners can upgrade one unit at a time, and we coordinate access with tenants.

We work across Santa Monica, including Ocean Park, Sunset Park, North of Montana, Pico.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.
