About Sherman Oaks homes

Sherman Oaks combines mid-century ranch homes on the flats with newer and remodeled houses in the hills. Remodels often added square footage without upgrading the AC, which is why we start most replacement quotes here with a room-by-room load calculation.

Sherman Oaks has three kinds of housing. North of Ventura Boulevard, neighborhoods like Chandler Estates are mostly ranch homes from the 1940s and 1950s, many expanded with second stories or rear additions. South of the boulevard, hillside streets rise into the Santa Monica Mountains, with homes from the 1950s to today, including large rebuilds. Along Ventura and near the 405, apartment buildings and condos house a large share of residents.

Additions shape most HVAC problems here. A new second story or a big family room changes the load, but the original system often stays in place. The result is an upstairs that never cools and a unit that runs all afternoon. Ducts added for the addition are frequently long flex runs that sag and lose air. In the hills, the problems are access and heat: long line sets, equipment on decks and west-facing glass. Condo owners face shared roofs, HOA rules and small closets that trap heat around the air handler.

We fix the root cause first. That can mean rebalancing or replacing ducts, adding a zone or a small system for the addition, or resizing the main unit to the house as it is today.

The hillside streets south of Ventura Boulevard also face brush and wildfire smoke, more than the flats below. Homes there benefit from a filter rack that fits a thicker MERV 13 filter. Many condos near the Galleria and along Ventura were built in the 1970s and 1980s, and buildings of that age often still have some original equipment. HOAs may limit condenser size and location for the whole building.

We work across Sherman Oaks, including Chandler Estates, Longridge Estates, the hillside streets south of Ventura Boulevard.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Sherman Oaks permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Sherman Oaks addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
