About Hollywood homes
Hollywood covers dense apartment blocks on the flats and hillside homes in the Hollywood Hills. Fewer than one in five homes here is a detached house, so a lot of our work is in condos and small buildings where outdoor-unit placement, HOA rules and noise limits shape the system we recommend.
Hollywood's housing is mostly apartments. On the flats, 1920s courtyard buildings, 1950s and 1960s dingbats and newer mid-rise buildings share the same blocks. North of Franklin Avenue, the Hollywood Hills rise in narrow, winding streets lined with 1920s revival homes, mid-century houses and modern rebuilds. Hollywood Dell and Whitley Heights are among the older hillside neighborhoods close to the flats.
Apartments set the pattern for HVAC work. Many older units have wall heaters and window or through-wall air conditioners. Dingbat buildings, with apartments over open carports, have thin floors and little space for ducts. Condensers for condos usually sit on roofs, where HOA rules and building managers control access. Hillside homes bring long stairs, tight streets with no parking and outdoor units on decks.
Ductless heat pumps solve most apartment and condo problems, since they need only a small hole and a compact outdoor unit. For hillside homes, we plan equipment delivery and placement before the quote. Owners of older buildings can upgrade unit by unit, which spreads the cost and the disruption.
Bungalow courts from the 1920s, with small cottages around a garden, are a Hollywood type of their own. Each cottage is too small for central air, so a single ductless head per cottage is the usual fit. Outdoor units can share a rear wall or a rack, which keeps the courtyard clear. Owners can schedule all the cottages in one visit.
We work across Hollywood, including the Hollywood Hills, Franklin Village, Hollywood Dell.
Before you call: AC blowing warm air?
- Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
- Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
- Reset the breaker once If the AC breaker trips again, leave it off and call us.
LADWP rebates and Hollywood permits
Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.
Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.
Permits for Hollywood addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.
LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
Whitley Heights is a Historic Preservation Overlay Zone, so exterior equipment there can need HPOZ review before LADBS issues the permit.
