About Highland Park homes

Highland Park has one of LA's largest concentrations of Craftsman houses, many of them renovated in the last decade. Renovations that opened walls are a good moment to add ductwork or mini-splits without patching plaster twice.

Highland Park is one of LA's oldest suburbs, built mostly between the 1890s and the 1930s along the Arroyo Seco. Craftsman bungalows dominate, with Victorian-era houses in Garvanza and 1920s revival homes on the hillsides. Many lots slope steeply, and stairs from the street are common. Apartments and newer small-lot homes line the blocks near Figueroa Street and York Boulevard.

Old houses here were heated by wall heaters, floor furnaces or a gravity furnace in a crawl space, and many still are. Original knob-and-tube wiring and small electrical services show up in houses that have not been rewired. Raised foundations leave room for ducts in some houses, but crawl spaces on sloped lots can be very low on the uphill side. Outdoor units have to fit on terraces, under stairs or in narrow side yards. Tall ceilings in the Victorian houses let heat gather overhead, which changes where indoor units should go.

The work usually combines cooling with careful placement. Ductless heat pumps avoid opening walls, compact ducted units can sit in a crawl space or attic where there is room, and condensers go to the side or rear of the house. Panel upgrades are often part of the job, and we check the service before quoting.

Hillside lots along the Arroyo get more shade and cooler nights than the flats near Figueroa. Houses on those slopes often need more heating than cooling, which favors a heat pump over a cooling-only system. Small-lot homes near York Boulevard are new construction, with modern ducts and equipment that mainly need maintenance. Duplexes and fourplexes from the 1920s often have a single old wall heater in each unit. Converting those units one at a time to ductless heat pumps spreads the cost. Every unit then gets its own thermostat and its own cooling.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Highland Park permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Highland Park addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.

Most of Highland Park lies inside the Highland Park-Garvanza Historic Preservation Overlay Zone, where exterior changes go through HPOZ review. We keep new outdoor units out of street view where possible and check with the HPOZ planner before LADBS issues the permit when equipment would be visible.
