About Studio City homes
Studio City splits into flat streets north of Ventura Boulevard and hillside homes to the south. Hillside houses often have air handlers in crawl spaces or garages and long refrigerant lines, which changes what a replacement costs, so we measure before we quote.
Studio City has two housing stocks. North of Ventura Boulevard, streets like Colfax Meadows and the Silver Triangle are lined with 1930s to 1950s houses, many enlarged or rebuilt as two-story homes. South of the boulevard, hillside streets toward Mulholland hold mid-century post-and-beam houses, 1970s homes and a growing number of large modern rebuilds. Near the river and CBS Studio Center, there are also apartment buildings and condos.
The flats share the usual Valley issues: attic ducts, hot side-yard condensers and systems that were not resized after an addition. Two-story rebuilds often have two systems, or one system with zones, and the upstairs zone is the one that struggles. The hills are different. Air handlers sit in crawl spaces, garages or under-floor areas, line sets can be long, and the outdoor unit may be on a deck or a narrow ledge. Big glass walls facing west add heat that an older system was never sized for.
So every quote here starts with a site visit. For hillside homes that means checking equipment access and the length of each run. For glassy rooms it means a load calculation that counts the windows, and sometimes a dedicated ductless head.
Older houses on the flats near the LA River are often small one-story homes with attic furnaces and a condenser in the side yard. Many have been remodeled with open kitchens and vaulted ceilings, which change how air moves through the house. The hillside streets also face wildfire smoke from the Santa Monica Mountains in fire season. Filter upgrades and sealed returns help keep that smoke out.
We work across Studio City, including the Silver Triangle, Colfax Meadows, Laurel Terrace, the hillside streets south of Ventura Boulevard.
Before you call: AC blowing warm air?
- Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
- Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
- Reset the breaker once If the AC breaker trips again, leave it off and call us.
LADWP rebates and Studio City permits
Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.
Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.
Permits for Studio City addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.
LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
