About Toluca Lake homes

Toluca Lake is a small, quiet neighborhood between Burbank and Studio City, with large older homes near Lakeside Golf Club and apartments along Riverside Drive. It is about three miles from our base, so it gets some of our fastest arrival times.

Toluca Lake is small, but its houses are large for the Valley. Most were built from the 1920s to the 1950s on wide, tree-lined streets around the lake and Lakeside Golf Club. Many have been remodeled several times, with second stories, pool houses and guest units added over the years. Along Riverside Drive and toward the 134 freeway, there are condos and apartment buildings.

Big older houses tend to have more than one HVAC system, installed at different times by different contractors. One furnace may be in the attic, another in a basement or garage. Pool houses and guest suites added later often have their own small system. Ducts from different eras rarely match, and rooms end up hot or cold depending on which system feeds them. Mature trees shade the roofs, which helps, but they also drop leaves and seed pods into condensers.

We start by mapping what serves which rooms. Then we look for the cheapest fix: balancing dampers, a new return, or zoning before replacing equipment. When a system does need replacing, matching it to the rooms it actually serves usually means a smaller unit than the one coming out.

Riverside Drive condos and apartments usually have small closet air handlers and condensers on the roof. Owners there deal with HOA access and building rules for any change. The large houses near the lake often have garage furnaces that need clear combustion air. Many owners also have a pool heater or spa equipment near the AC, which adds heat to the side yard.

We work across Toluca Lake, including the streets around Lakeside Golf Club.

5-minute check

Before you call: AC blowing warm air?

  1. Thermostat on Cool Set it a few degrees below room temperature, and replace its batteries if the screen is faint.
  2. Swap a dirty filter A gray, clogged filter starves airflow and can freeze the indoor coil.
  3. Reset the breaker once If the AC breaker trips again, leave it off and call us.

LADWP rebates and Toluca Lake permits

Up to $2,500 per ton for qualifying heat pumps purchased and installed from November 1, 2025. The amount depends on SEER2 and HSPF2 ratings.

Standard high-efficiency AC equipment earns a much smaller rebate, around $100 to $120 per ton.

Permits for Toluca Lake addresses: LA Department of Building and Safety (LADBS). California requires a permit for a new or replacement central system, and most replacements also need a HERS test. We handle both.

LADBS issues express permits online, with no plan check, for replacing an AC with one of the same size and type and for adding equipment of 5 tons or less, so a standard change-out permit can be issued the day it is requested. Systems that need plan review go through ePlanLA.
